As a property developer and project developer, we, Ratisbona Handelsimmobilien, a regionally rooted and owner-managed family business, have specialized in the realization of retail properties, particularly in the food retail sector, since 1987. Thanks to our many years of experience and expertise along the entire value chain with corresponding in-house departments, starting with the conception and development, through the realization or revitalization, marketing, but also in the follow-up of the construction and handover, in asset management and in the administration of retail properties, we are a competent and reliable partner at every point in the life cycle of these special properties. In addition, we also acquire “used” properties in this segment and provide comprehensive services for the revitalization and repositioning of stores on behalf of the respective owner.
With over 100 employees and 6 office locations nationwide, Ratisbona Handelsimmobilien is one of Germany's leading real estate project developers in this segment. This can also be expressed in figures: since its foundation in 1987, more than 1,100 retail properties have been successfully realized in Germany and abroad. This figure includes both food stores and retail parks with complementary retail outlets. We plan to complete around 40 further properties each year.
The grocery retail property segment is particularly popular with long-term, conservatively oriented institutional and wealthy private investors due to the reliable and ongoing cash flow in the form of monthly rental payments, which is due to the creditworthiness of the tenants, i.e. the largest retail companies operating in this market segment in Germany (e.g. ALDI, LIDL, NETTO, PENNY, REWE, EDEKA). In addition to this stable cash flow, there are a number of other advantages for the investor in such an investment from our company. In particular, the commission-free acquisition of the property, the tax advantages, the fixed term of the rental agreements of at least 15 years and the market environment in the food retail sector, which is independent of economic cycles, should be mentioned here.
